How I Got Started and the Notary Stars Trajectory
Insider's information
My professional foundation was built within the high-stakes environment of the Title and Escrow industry. For years, I operated from the "inside," managing the intricate details of real estate transactions and witnessing firsthand how critical—yet often fragile—the final signing stage can be. This tenure provided me with a comprehensive understanding of the title side's expectations, teaching me exactly why every signature matters and what escrow officers truly need from their field agents to ensure a seamless closing.
When I eventually struck out as a mobile notary, I carried that "behind-the-scenes" perspective with me, which quickly became my greatest competitive advantage. I realized that most notaries were being taught what to sign, but very few understood the why behind the paperwork or the consequences of a missed initial on a deed of trust.
This gap in knowledge is exactly what inspired me to co-author The Accidental Notary. My mission shifted from simply completing signings to providing a critical guide that addresses the risky habits and lack of education that can put loan signings, signers' assets, and a notary's commission at risk.
I Got Politely "Let Go" for Being Too Good at Competing. And I LOVED It!
Transitioning to the field as a mobile notary
My professional trajectory changed forever when I joined the Notary Stars team.
Before this partnership, I was a seasoned professional with deep industry roots, but I lacked the expansive platform necessary to share that collective wisdom with the wider notary community. At Notary Stars, I finally found a specialized environment that allowed me to transform my decades of "inside" title and escrow knowledge into a robust, high-level curriculum.
This training is specifically engineered to bridge the persistent and often frustrating gap between what a title office expects and how a notary actually executes in the field. I realized that by empowering the notary, I was simultaneously protecting the entire real estate transaction.
Over the last eight years, serving as Lead Instructor, my role has undergone a profound evolution. I transitioned from a high-volume solo practitioner into a dedicated mentor and educator for thousands of notaries nationwide. This journey has been defined by a commitment to excellence; I have meticulously developed comprehensive training modules covering over 35 distinct loan products. My career is now dedicated to ensuring that when a notary leaves my "classroom," they possess much more than a basic understanding of where to sign. They emerge as elite professionals—sophisticated, knowledgeable, and reliable extensions of the title office who can handle any complex file with total composure and technical accuracy.

Did You Get Your Book Yet?
If you became a Notary because your boss at the bank, the insurance agency, the automobile dealership, or the shipping store asked you to, you are likely an "Accidental Notary." Most employers provide the stamp, but they don't provide the training.
The reality? You are personally liable for every signature you witness. A simple mistake puts your commission, your personal assets, and the public's trust at risk.
"The Accidental Notary" is the raw, honest guide for the "unintentional" professional. Co-authored by Beth Hathoot, this book bridges the gap between having a stamp and having the skill. It exposes the risky habits born from a lack of education and gives you the tools to protect yourself and your signers.
Don’t wait for a legal error to find out what you don’t know.

Marketing for Loan Signings: Beyond the Shingle
You can’t just hang out your shingle and hope the business will come. Success in this industry requires more than a commission and a stamp; it requires a strategic approach to visibility, trust, and long-term relationship management. In a competitive market, being "available" is the bare minimum—being indispensable is the goal.
-
Strategic Business Marketing: We provide actionable, field-tested strategies on how to effectively market your services to title companies and signing services. This isn't just about sending emails; it's about understanding the specific pain points of an escrow officer and presenting yourself as the solution to their most stressful closing days. We teach you how to build a steady, predictable stream of clients by becoming their first call.
-
The Power of Certification: The CNSP Beacon: Education is the ultimate marketing tool because it transforms you from a risk into a resource. The Certified Notary Signing Professional (CNSP) exam is the gold standard in this regard; it serves as a beacon, allowing you to be seen and recognized by high-level title and escrow professionals. Passing the CNSP doesn't just mean you know the material—it signals to the industry that you have been rigorously tested and vetted. In a sea of "notary publics," being a CNSP helps you stand out as an elite specialist, giving hiring parties the peace of mind they need to trust you with their most complex files.
-
Leveraging SEO and Strategic Partnerships: At Notary Stars, we’ve honed over 18,000 pages of content to achieve superior SEO. We teach you how to step into that spotlight. By utilizing high-traffic platforms and aligning yourself with vetted organizations, you gain "free advertising" through association. We show you how to leverage these partnerships to build an online presence that works for you even when you aren't at the closing table.
-
The Professional Edge & Vetting: In the title world, risk is the enemy. We teach you how to present yourself as a vetted, trusted partner—not just another name on a list. This means understanding how to showcase your specialized training and your commitment to state compliance. When you lead with your education, you move from being a "commodity" to a professional asset that title companies are willing to pay a premium for.
-
The Philosophy of Value: True marketing is about education and protection. When you market your business, you are marketing the safety of the transaction and the security of the signer's assets. We help you refine your message so that every outreach you make reinforces your role as a critical gatekeeper in the real estate process.
Are You Covering All Your Bases for Growth, In-Person and Digitially?
Here Are the Questions and Answers You Need to Ask Yourself to Know If You're Properly Marketing Your Notary Business:
If you are waiting, you aren't growing. Covering your bases means moving from "passive" to "active" marketing. You need a strategy that targets title companies directly by demonstrating your knowledge of their specific escrow workflows—positioning yourself as a partner rather than just another name on a list.
Visibility is a requirement for growth. By leveraging the SEO power of Notary Stars and aligning yourself with vetted training, you create a "beacon" for your business. We teach you how to use high-authority platforms so you aren't just shouting into the wind—you're being found by the right people.
Experience isn't always the reason someone gets chosen to assist with a closing. Someone becomes a Notary every single day and still secures work. While experience can help, most Notary jobs are earned through proper training, professionalism, communication skills, reliability, marketing strategy, and the ability to build trust quickly.
The Certified Notary Signing Professional (CNSP) designation is the ultimate "base" to cover. It is your proof of vetting. When growth-oriented title companies look for an agent, they look for credentials that represent more than just a background check; they look for the CNSP beacon that signals technical mastery.
Hiring companies and clients want someone who is responsive, detail-oriented, compliant with state laws, and easy to work with. Confidence, consistency, and strong follow-through often matter more than years in the industry. Growing a Notary business is less about how long you’ve been commissioned and more about how well you present and position yourself as a trusted professional.
Marketing classes like the ones taught at Notary Stars help you bridge the gaps between your training and getting hired.
People hire a Notary because they need a trusted, impartial professional to properly execute an important moment — often involving legal, financial, medical, or personal documents. A Notary is not just a stamp; a Notary is a trusted member of the community who ensures identity is verified, willingness is confirmed, and documents are completed correctly under state law.
Clients hire someone they believe will protect them from mistakes, fraud, and future problems. Strong marketing reinforces this trust by clearly explaining what a Notary does, why proper notarization matters, and how the process protects the signer. When educational, helpful content is consistently shared, it builds authority with customers and search engines alike. Google rewards businesses that publish clear, informative content — which is why effective Notary marketing focuses on trust, clarity, and community education rather than simply advertising services.
Your marketing as a Notary needs to reflect what your clients are seeking- not just your personal flare! You have to get people to like you and people like when they know the person they hire can complete the job properly.
For a Notary business owner, understanding SEO is not just about ranking for “Notary Near Me.” It’s about getting into the mind of the client and understanding how people actually search for help. Millions of daily searches relate to notarization — from power of attorney requirements and hospital notarizations to apostilles, I-9 verifications, real estate closings, and document translations — many of which don’t even include the word “Notary.” A fully functional website owner must understand search intent, keyword variations, helpful content creation, and how to structure pages so Google clearly understands the services being offered. True SEO for Notaries means educating the public, answering real questions, and positioning your business wherever potential clients are searching — not just hoping they type three specific words.
-
Compliance is the floor, not the ceiling. You cannot grow if your commission is at risk. We provide the resources to ensure you are meeting current state mandates, which reduces liability for you and the title companies you serve.
-
Growth requires a shift in mindset. Covering your bases means having the right tools—from CRM systems for client tracking to professional networking strategies. We don't just teach you how to sign paper; we teach you how to build a brand that carries the weight of your education and experience.
In an era where "Facebook University" and unverified social media forums offer instant answers, the risk to your notary commission has never been higher. While community groups can provide a sense of connection, they often lack the rigorous vetting required to ensure state compliance and legal accuracy. Relying on anecdotal advice for complex loan documents or title processes is a dangerous gamble that can lead to costly errors, rejected signings, and a damaged professional reputation. At Notary Stars, we believe that true education isn't just about passing a test; it's about building the confidence and competence to navigate every signing and protect every signer. By sourcing your training from seasoned professionals who have sat on both sides of the table, you ensure that the guidance you receive is grounded in verifiable fact and industry best practices rather than "viral" shortcuts.
The integrity of the title and escrow process depends on notaries who act as the final line of defense against fraud and procedural mistakes. Choosing vetted, professional training resources over crowd-sourced opinions is a commitment to your role as a trusted public official. When you invest in high-level education, you aren't just learning how to fill out a form; you are gaining a deep understanding of the intricacies of real estate transactions and the specific laws that govern your commission. This level of expertise cannot be found in a comment section. It requires a dedicated curriculum designed to reduce risk and empower you to be the professional that clients and title companies depend on. By prioritizing excellence over convenience, you transform your notary practice from a side hustle into a respected, high-performing business that stands on a foundation of professional authority.

That's why your success depends on three things: stellar training, stellar work, and interstellar marketing.
✅ When working part-time as a Notary Public, attention to detail becomes even more critical.
